Getting your official REN tag (Real Estate Negotiator license) is a legal requirement to represent clients in property transactions in Malaysia. The process is straightforward, requires no university degree, and can be completed in under two months.

The basic requirements to start

To become a REN, you must be a Malaysian citizen or permanent resident, aged 18 or above, and hold at least an SPM certificate or its equivalent (with a minimum of 3 passes). You do not need a diploma or a university degree.

The most important first step is finding a registered real estate agency (like IQI Global or others) to sponsor your application. You cannot register as an independent agent; you must work under an agency licensed by BOVAEP.

Attending the Negotiator Certification Course (NCC)

Once sponsored by an agency, you must attend a compulsory 2-day course called the Negotiator Certification Course (NCC). This course is conducted by approved providers and covers real estate laws, ethics, and professional standards.

There is no difficult academic exam at the end of the course. After completing the two days, you will receive a certificate of attendance, which your sponsoring agency will use to submit your REN tag application to BOVAEP.

Timeline and total cost to get your REN tag

The entire process typically takes 4 to 8 weeks. The cost for the NCC course is around RM600, and BOVAEP registration fees are approximately RM100 to RM200. Overall, you can get started for under RM1,000.

Once BOVAEP approves your application, they will issue your red REN tag with a unique registration number. This tag must be worn at all times when doing property viewings and client meetings.
